This inspired the experts at Uswitch.com/mortgages to investigate which amenities can add the most value to your Airbnb in Berlin. To do this, they scraped Airbnb to find out the most popular amenities in Berlin and created a median cost per night, per bed. The top 10 were then ranked to unveil which amenity holds the most value in Berlin.

The study undertaken by Uswitch.com/mortgages can reveal that in Berlin having ‘air conditioning’ can increase your Airbnb listing value by €21.00 per night, a 25% value increase compared to supplying ‘streaming services’ that ranks second.
Ranking second for amenities that can add value to your Airbnb in Berlin is supplying ‘streaming services’, with an increase of €16.75 per night. This is 19% more than having a ‘gym’ and a ‘baby bath’ in joint third place, adding an average of €13.50 a night in Airbnb listings.
In fifth is a ‘sound system’, adding €12.58 a night to Airbnb listings, a 13% increase to the sixth spot, ‘paid parking’, increasing value by €11.17 per night.
Rounding off the list is a ‘bidet’, ‘walk-in closet’, ‘pool’ and a ‘record player’ in Berlin that can increase your Airbnb value by €10.50 a night.

“With Airbnb opportunities becoming increasingly appealing, it’s worth taking the time to evaluate the pros and cons of hosting your unused space before committing.
Unlike traditional renting, where you manage just one tenant over a long-term let, Airbnb hosting means that you may have multiple tenants a week, month or year to look after. Although this can help you create a diverse portfolio of tenants in a short amount of time, multiple occupants can mean higher management demands and increased expenses.
Before opening up an Airbnb stay, be sure to weigh up all the pros and cons first. Do your research and get in touch with existing hosts to find out what it takes to rent out your home.”
